Commercial door closers do more than shut doors — they're critical safety and code-compliance devices. Fire-rated doors must be self-closing to prevent fire spread (NFPA 80). ADA requires specific opening force and closing speed. HVAC efficiency depends on doors closing properly. Security is compromised when doors don't latch. A malfunctioning door closer is not just an annoyance — it's a safety hazard and a code violation. MyKey repairs and replaces commercial door closers with same-day service across DFW.
Door Closer Brands We Service
LCN (Allegion)
The most common commercial door closer in DFW buildings. LCN 4040XP is the industry workhorse — adjustable backcheck, sweep speed, and latching speed. Available in surface-mounted, concealed, and overhead-concealed configurations. We carry LCN parts and replacement units for same-day repair.
Norton (ASSA ABLOY)
Norton door closers are known for durability and smooth operation. The Norton 8501 series is popular for high-traffic commercial doors. Norton offers excellent ADA-compliant models with reduced opening force.
Dorma (dormakaba)
Premium door closers with precise speed control and architectural finishes. Dorma TS series offers concealed installation for a clean look. Popular in upscale offices, medical facilities, and hospitality.
Common Door Closer Problems
Door Slams Shut
The closing speed valve needs adjustment. If adjustment doesn't fix it, the internal hydraulic fluid has leaked and the closer needs replacement. This is the #1 complaint we get — and it's usually a 15-minute fix if the closer is still functional.
Door Doesn't Close Fully (Doesn't Latch)
The latching speed valve needs adjustment — the final few inches of closing require extra force to compress the latch. If the closer can't generate enough force, it may be undersized for the door or the internal mechanism is worn.
Oil Leaking from Closer Body
Hydraulic fluid leak means the closer must be replaced — there's no repair for a leaking closer body. Oil spots on the floor below the closer are the telltale sign. Replace promptly to maintain fire rating compliance.
Door Opens Too Hard (ADA Compliance)
ADA limits interior door opening force to 5 lbs. If the closer makes the door too hard to open, we adjust the backcheck valve or install a lower-force closer model. Critical for accessibility compliance in medical facilities, offices, and retail.

Door Closer FAQ
Q: Can you fix my door closer the same day?
A: Yes. We carry common closer models and parts in our vans. Most repairs and replacements are completed in one visit.
Q: My door closer is leaking oil. Can it be repaired?
A: No — a leaking closer body must be replaced. The hydraulic seal has failed and cannot be resealed. We can replace it same-day.
Q: Do I need a fire-rated door closer?
A: If your door has a fire rating label, the closer must also be fire-rated and UL listed. We verify fire ratings during every closer installation.
Q: Can you make my heavy commercial door easier to open?
A: Usually yes. We adjust backcheck and opening force settings. If the closer is oversized for the door, we can install a properly sized unit that meets ADA force requirements.
